All too often, a real estate transaction or a zoning change gives rise to the need for legally enforceable deed restrictions and covenants. For example, the city government requires that a parcel of land be restricted to disallow certain uses. But, drafting, recording, monitoring, and enforcing the deed restrictions can be prohibitively expensive.  The LP&M Institute serves as a third party that monitors compliance and enforces those deed restrictions for the benefit of all stakeholders. The Land Protection & Management Institute,LLC was founded by a seasoned group of land use and zoning experts, real estate litigators, HOA and neighborhood association advocates, and veteran government relations leaders.

 

They saw an opportunity to fill a much needed role for the benefit of neighborhoods, elected officials, land developers, and real estate attorneys - a trusted and transparent third party administrator of deed restrictions.

 

We created the institute to help maintain the peace between neighbors, uphold community expectations, and bring the power of deed restrictions to neighborhoods that previously would have been left without protections. 

Today, LP&M's team of experts works directly with land owners, community representatives, government officials, and builders to help preserve the character and quiet enjoyment of neighborhoods, protect valuable natural resources, preserve historic assets, and strengthen the relationships between all the stakeholders.
